To use the Mortgage Calculator, enter your home price, down payment and interest rate. The result — monthly payment — updates as you type, with no button to press and nothing to submit. The calculation runs entirely in your browser, so the figures you enter are never sent anywhere.
How this is calculated
The monthly payment comes from the standard amortisation formula, M = P × i ÷ (1 − (1 + i)−n), where P is the amount borrowed, i is the monthly interest rate and n is the total number of monthly payments. A thirty-year loan has 360 of them. Property tax and insurance are divided across twelve months and added to the payment, but excluded from the interest total — they are a cost of owning the property, not of borrowing.
A worked example
