How this is calculated

The monthly payment comes from the standard amortisation formula, M = P × i ÷ (1 − (1 + i)−n), where P is the amount borrowed, i is the monthly interest rate and n is the total number of monthly payments. A thirty-year loan has 360 of them. Property tax and insurance are divided across twelve months and added to the payment, but excluded from the interest total — they are a cost of owning the property, not of borrowing.

A worked example
